LAUNCH RADAR | Max Estates Pays ₹534 Crore for a Company, Not a Plot. The SPV Route to Golf Course Extension Road

Max Estates has secured 7.25 acres in Sector 59 on the Golf Course Extension Road, not by buying the land directly, but by buying the company that owns it. Behind the deal sits New York Life, and a ₹3,000 crore project. This is how institutional luxury capital moves onto GCER.

The Deal

Max Estates disclosed on 6 September 2025 that it had acquired development rights to a 7.25-acre parcel in Sector 59, Gurugram, along the Golf Course Extension Road, for a consideration of ₹534 crore. The parcel has a development potential of about 1.3 million sq ft and a revenue potential of over ₹3,000 crore. With it, Max Estates' gross development value pipeline expanded from ₹14,000 crore to over ₹17,000 crore.

The ₹534 crore is the money that went in. The ₹3,000 crore is the sales value that is meant to come out. Both are on the record, and both matter, because this is the project the parcel becomes.
